  • General Information
  • Completely gutted to the brick wall. Floor joists removed and replaced with new ones (2”x12” @ 12” spacing as per OBC).
  • Totally renovated and restored to its’ original shape and condition front veranda and balcony, with new upper columns. New decks on main floor and upper floor.

  • ¾” thick plywood used for all floors, glued to the floor joist for maximum protection and filled on the top with 1 ½” of light weight concrete for thermal mass, because of the radiant floor heating system.

Marble tiles throughout the whole washroom and the apartment. Radiant heating floors plus supplemental electric heating floor blanket in the washroom. Totally independent radiant heating floor system for basement apartment. Separate washer and dryer, dedicated for basement apartment. HRV (Heat recover Ventilator), ductless AC/Dehumitifier/Heat pump. Included: Dishwasher, Refrigerator, Washer machine and dryer.

  • Attic space, accessible with foldable ladder – vast amount of storage space, heated during winter time (radiator) and cooled down during hot summer times by central AC system
  • The entire roof was sprayed with 5” thick 2lbs closed cell insulation foam and roof rafters were reinforced with 2”x10” new roof rafters to take care of new load and five new skylights. Resilient channels were also used to maximize soundproofing.
