• General Information

• Completely gutted to the brick wall. Floor joists removed and replaced with new ones (2”x12” @ 12” spacing as per OBC).

• Totally renovated and restored to its’ original shape and condition front veranda and balcony, with new upper columns. New decks on main floor and upper floor.

• All construction phases inspected by City inspector – record of inspection available.

• Everything in this house engineered by the owner and custom made.

• ¾” thick plywood used for all floors, glued to the floor joist for maximum protection and filled on the top with 1 ½” of light weight concrete for thermal mass, because of the radiant floor heating system.

• Central staircase eliminated – maximizing living space

• New, custom designed, one of a kind, floating -open concept staircase, imported from Madagascar and made out of exotic wood (Palissandre)

• Legally still zoned as legal duplex, where one apartment from the main floor was relocated to the basement.

All bathrooms, kitchen, washer machines have independent water line, dedicated only to that sink/room. ¾” DIA water line dedicated only for master bathroom. Expansion tank installed, which eliminates any water pressure drops.

• Hot water tank with recalculating pump (can be programmed throughout the entire day to supply hot water at the time you have opened hot water valve), making hot water available instantly throughout the day.

• All water pipes in the house (hot and cold) insulated for maximum protection.

• Smart Home equipped with state of art lighting, security and audio systems. Possibilities to customize and automate your lighting operations in the entire house. Lighting control pads located throughout the entire house making access to upstairs, downstairs or the kitchen at a touch of one button. One touch of a button to turn on or switch off lights. Centralized Audio System (called Music Gateway) controlled with computer system with three independent music gateways (hard drives) – music can be uploaded via wireless connection to the system’s memory. Audio system with 8 separate audio zones, which can play music independently or as a one sound system. Kitchen, Living room, bedroom 1, 2, Master Bedroom, Master Bathroom, Basement Apartment and balcony are equipped with ceiling mounted speakers and are connected to Music Gateway.

• Two independent security systems (all hard wired): one for the house (main floor and 2nd floor) and one for basement apartment.

• Lowered basement by excavating up to the foundation level and raising floor joist. No sump pump, eliminating flooding possibility.

• Brand new drainage system with flood backup preventer valve box.

• Large bachelor apartment in the basement, (which can be converted to a one bedroom if needed) with large three windows, full size kitchen, granite countertops, custom built and imported from Madagascar solid wood (Bonara exotic wood) kitchen cabinets, full bathroom with glass shower, custom built (Palissandre exotic wood, imported from Madagascar) vanity with granite counter top and hand made granite sink. Marble tiles throughout the whole washroom and the apartment. Radiant heating floors plus supplemental electric heating floor blanket in the washroom. Totally independent radiant heating floor system for basement apartment. Separate washer and dryer, dedicated for basement apartment. HRV (Heat recover Ventilator), ductless AC/Dehumitifier/Heat pump. Included: Dishwasher, Refrigerator, Washer machine and dryer.

• State of art heating and hot water supply system: Weissman – 95.6% efficient. Cost to heat the entire house plus domestic hot water 2013-2014 winter was around $140 per month.

• The entire roof was sprayed with 5” thick 2lbs closed cell insulation foam and roof rafters were reinforced with 2”x10” new roof rafters to take care of new load and five new skylights. Resilient channels were also used to maximize soundproofing.
